How quickly can you come out?
It depends on what's going on. Our phone lines are staffed 24 hours a day, so if you're dealing with a backup or an active leak, call us and we'll get you on the schedule as a priority, often the same day or the next. For routine work like a camera inspection or a compliance test tied to a home sale, we typically get out within a few days, though that can shift depending on how full the week is. Do sewer lateral rules differ between Oakland, Berkeley, and Alameda?
Yes, and it catches a lot of homeowners off guard. In Oakland, EBMUD requires a Compliance Certificate covering both the upper lateral (house to sidewalk) and lower lateral (sidewalk to main) whenever you sell, do a major renovation, or change your water meter. Berkeley runs its own separate program instead of EBMUD's (more on that below). In Alameda and Albany, you're only responsible for the upper lateral; the city covers the lower portion. We work in all of these cities every week, so we usually know which certificate and which inspector applies to your address before we even get out there.
Is Berkeley's sewer lateral program the same as EBMUD's?
No, and this is probably the most common mix-up we run into. Berkeley has its own Sewer Lateral Certificate of Compliance program under Berkeley Municipal Code 17.24.130, completely separate from the EBMUD PSL program used in Oakland and most other East Bay cities. If you're selling in Berkeley and can't finish repairs before close of escrow, the city lets you file for a time extension backed by a $4,500 deposit instead of failing compliance outright. We handle both programs regularly, so if you're not sure which one applies to you, that's an easy first question to ask us.
My East Bay home was built before 1980. What kind of sewer pipe do I probably have?
Most homes built before 1980 in Oakland, Berkeley, and Alameda were plumbed with clay pipe, cast iron, or Orangeburg (a bituminous fiber pipe). Clay is brittle right at the joints, which is exactly where tree roots get in. Orangeburg, common in homes built between the 1940s and 1960s, tends to compress over time and develop "bellies" that trap waste, and it rarely lasts past 50 years. If your house falls in that range and it's been a while since anyone looked at the line with a camera, that's usually where we'd start.
Will trenchless sewer repair tear up my yard, hardscaping, or driveway?
Generally no, and that's the main reason we lean on trenchless methods. Instead of trenching the whole length of the pipe, we access it through one or two small pits and rebuild the line from the inside using pipe lining or pipe bursting. That matters more here than in a lot of markets: plenty of Oakland and Berkeley properties have mature landscaping, retaining walls, or hillside lots that would be expensive to put back together after a full open cut dig. Most of our trenchless jobs wrap up in a single day, versus several days for a traditional dig.
